Legally
Landlords are required under regulation 36 of the GSIUR 1998 to have their gas appliances serviced every 12 months.
Safety
Every landlord shall ensure the following is maintained in a safe condition:
1 – any relevant gas fitting
2 – any flue which serves any relevant gas fitting.
A Landlord safety check is a number of checks that will prove the safety of the appliance at that moment of time.
